Future-Ready: The Transformative Power of Reality Capture and Digital Twin Technologies
SDMM recognizes the challenges with managing and maintaining real property assets. Many of Atlantic Canada’s commercial, institutional, and industrial properties need significant mid-life restoration and repairs at a time when political uncertainty and financial pressures are at an all-time high. Owners faced with this changing landscape are beginning to implement Reality Capture and Digital Twin technologies into their sustainability strategies to enhance the management and maintenance of their facilities in the short and long term.
One recent example of this exists at the Joseph A. Ghiz building in Summerside, PE. Officially opened in 1993, the building is situated on a gently rolling site of approximately 7 hectares, and covers 20,000 square metres, over two stories. SDMM was engaged to digitize the property using 3D laser scanning techniques and generate a detailed, functional 3D model of the facility architectural, structural, and MEP systems, including the entire 7-hectare site.
Existing Condition (As-found) Revit Model
The resulting 3D measured data, imagery, and model information formed the basis for a facility-wide digital twin that now serves as part of a lifecycle management program where the operations and maintenance team can repeatedly reference their virtual assets for predictive maintenance, energy management, space utilization planning, operational efficiency, and design sustainability. They can share portions of their facility model with external design consultants and contractors to enhance collaboration and capital project outcomes with reliable existing condition information. Virtual walkthrough technology allows stakeholders to collaborate remotely with ease.
“The virtual twin of the grounds and building has become an incredibly valuable tool. When in virtual or office dialogue, discussions are expedited by readily accessing the model and visually going to where we need to.” – Engineering & Operations
